Does all this sound reasonable? I just recently sold a housz that had been rented. It needed a $15,000 to $20,000 freshening up before it went on the market. I advised the seller to leave it alone. "The buyers will have their own ideas and rip every dollar you invested out" I told her. After the sale was complete the selling agent shared with me that the buyers could have purchased a fixed up housz down the street like the my listing, but they were just going to tear all the cheap upgrades out and make it theirs, so the one I was selling was more attractive because one, I had not priced in upgrades they did not want, and two, they didn't have to spend the money to replace what they had to initially buy.

Sometimes it it better to leave a clean slate.
